We incorporate the following details in the development of baseline schedules:
- Site logistics, requirements and limitations
- Engineering tasks and requirments, including preparation, review and approval of shop drawings
- Procurement of materials and long lead items
- Limitations of operations
- Inspections and approvals
- Interfaces between trade contractors
|
| |
Progress Updates
We update the schedule on a monthly basis to reflect actual physical progress on site. We incorporate the following details in the development of progress updates:
- "Out of scope" work
- Directed changes
- Constructive changes
- Unanticipated interferences and conditions
|
Construction Risk Consultants then analyzes the impact on achieving contract milestone dates. We memorialize each progress update and develop a monthly progress report. We make recommendations and develop next steps which may include:
- Timely notices
- Recovery plans
- Fragnets

Forensic Delay Analysis
We are Construction Delay Experts. We analyze and identify the causes leading to project delay and/or constructive acceleration. We support you with the development of accurate project documentation and analysis to support your requests for added compensation and/or time extensions.
|
| |
Apportionment of Delay
|
| When owners and contractors concurrently delay the work, and the responsibility of the work cannot be apportioned, the contractor is generally not liable for liquidated damages. |
| |
Nonrecoverable Delay Damages |
| Speculative and consequential damages due to delay are historically denied. These include loss of credit line, loss of bonding capacity and damaged business. |
