Causes of Construction Claims
|
Delay is the leading cause for claims on construction projects. Project delays, when they occur, present a significant unanticipated cost to owners. Unanticipated costs may include additional interest on loans, management staff whose costs are time dependent and ongoing inflation in wage and material prices.
Owners are faced with tough decisions, do they direct the contractor to accelerate the work or do they embrace the anticipated delay and issue a time extension to the contract dates.

Critical Path Method (CPM) Scheduling serves as a valuable tool to communicate the general contractor's plan to complete the work on or before the contract milestone dates. Circumstances will frequently force changes to the plan of accomplishment for projects. Stirkes, adverse weather, shipping delays, change orders and numerous other conditions can disrupt the original plan and schedule.
To document changes and their net impact to the progress of the work, monitoring and updating the schedule is performed monthly on most projects. Actual job data including progress of physical work, deliveries of material, installation of equipment, issuance of RFIs, issuance of change orders, out of scope work performed are incoporated into the progress updates monthly.
Documentation of this valuable information, on a monthly basis, serves as supporting documentation to analyze and aportion delay responsiblity to the parties involved. With this information, it is also possible to determine what percentage of the total budget has been spent based on the activities reported as complete.

Cost Reporting

CPM can be provide owners with cost control as the work progresses. This aid comes in several forms: as predictions of the need for cash, as reports on money spent versus work accomplished, as reports verifying contractor requisitions and as statements of money due the contractor.
